University City ( studio, 1 bath )—This furnished apartment features a new kitchen, bath and finishes, along with a washer and dryer—and all in just 301 square feet of space. That may be the size of a hearty living room in some row homes, but on the other hand, the newly-built 3939 Chestnut apartment building is close to, seemingly, everything in University City and sits on top of the restaurant Distrito.

Manayunk ( 1 bed, 1 bath ) — This 540-square-foot apartment is in the heart of downtown Manayunk, just steps from Jake’s and Cooper’s Wine Bar and the Palm Tree Market. Like parking in "the ‘Yunk," the apartment’s new kitchen may be tight, but it opens to a bright main living area that features four large windows. The bathroom, which you have to go through the bedroom to access, is also newly redone. Shared laundry is available in the building and pets are allowed. Available June 1.

Brewerytown ( 3 beds, 1 bath ) — This newly updated house—by the biggest rental on this list—is in an up-and-coming neighborhood, and it’s an easy walk to bus routes, cafes and groceries, and not far from the athletic fields of Fairmount Park East. The popular Art Museum and Fairmount neighborhoods are fairly close as well. The house features a new kitchen and newly revamped bath.

Fitler Square ( studio, 1 bath ) — At $1,100/month, this 450-square-foot studio has a small kitchen and some smaller sized appliances, but it offers other features that are decidedly homey. There's the wood-burning fireplace, a private alley entrance, and a private courtyard shared with all residents of this gated townhome style community. Available in August.

Center City ( studio, 1 bath ) — For $1,100/month this 11th floor corner unit includes electric, water, heating, air conditioning, cable and HBO, plus city views in two directions. The total size is small—just 350 square feet; the kitchen is about the size of a large refrigerator, while the refrigerator and stovetop are both half sized. But the Arts Condominium building offers other conveniences, like 24-hour front desk service, fitness center and shared laundry. And while street parking in Center City may be tough, the building is next door to PATCO and one block from the subway. No pets.
